Following the successful sale of my mother's home at 360 Grosvenor Avenue in Westmount, I
wanted to provide a testimonial.
This was the first time that I have ever sold a house and so my only concern at the beginning was
getting the best price possible under the best conditions. I didn't want to leave money on the table
or have any risk.
I think that you organized the house to be ready for sale, with me, very well. Granted it is a very
old house where little renovations have been done, we got the house looking as best that we
could. As a result there were many visits throughout the course of the 4 months that it was on the
market. Plus the benefits and drawbacks of the house were on display and we received honest
feedback, which affected our strategy going forward. We got the house ready at very minimal
costs, as well.
I think we managed the market very well. While we did receive a couple of offers early on, I
think we needed to learn from the subsequent weeks to see what was realistic. I think that lesson
was critical when we received the eventual final offer, which we did accept and closed the deal
with. So I think we knew at that point that it was the best offer that we were going to receive and
that satisfied my question that we got the most that we could for that particular house.
So I feel that you managed the ups and downs leading up to that point very well and I also think
it is normal that we didn't agree all the time on the strategy because it is a learning process as you
go along. The market is difficult, after all, so managing it properly is essential, which you did
very well.
I feel that we did communicate very well and that you listened well to my concerns and maybe it
seemed that I had unrealistic goals but we needed to go through the experience of a few months
to be satisfied with the final sale. I think that you were patient and there were times when we
could have been frustrated and accepted the wrong offer at a lower price but we managed that
period well. Besides the price, we also sold the house with the best conditions; basically as is
with no guarantees. So the risk to me was eliminated with the contract that we negotiated, which
is also very important.
In the end I think you performed very well in the situation that presents itself with selling a
home. All the aspects were handled very well in terms of presenting the best product, managing
expectations, communicating with me and eventually selling the house at the best possible price
and with the best conditions that eliminated any risk. I don't feel that the house was on the
market for too long because, as I mentioned earlier, I think I needed to be convinced that we did
2 of 2 get the best offer that we could. And I am convinced that we got the best offer, which in the end
is all that really matters.
So thank you for your professionalism and your efforts throughout this process and I would
definitely recommend you to be the realtor of anyone who wishes to sell their home.
